British Columbia is home ground for us: our head office is in Vancouver, and much of our HVAC work has been for BC heating companies. For a mechanical contractor, BC is really several markets. The Lower Mainland and southern Vancouver Island are dense, competitive and mild; the Okanagan, the Kootenays and the North have colder winters, longer heating seasons and fewer firms competing for each job. Pricing, crew plans and the right service mix differ accordingly.
The BC market for mechanical firms
Most BC mechanical work clusters around Vancouver, Surrey, Burnaby, Richmond, Coquitlam and Abbotsford, with Kelowna and Saanich as the next largest centres. In the Lower Mainland, a residential service shop competes with dozens of others for the same postal codes, so the selling rate is under constant pressure and owners are tempted to match it rather than build it from cost.
The heating mix shapes the work. According to Statistics Canada, 42% of BC households relied on natural gas for primary heat in 2023 and 36% on electricity. That split supports a broad residential mix: gas furnace and boiler service, hydronic systems in older homes, and a growing heat-pump replacement market. Multi-unit residential and commercial construction adds project work for firms set up to bid it.
Seasons and crew planning
On the coast, winters are wet rather than severe, so heating demand is steady more than explosive. In the Interior and the North, cold arrives earlier and stays longer.
For a coastal firm, that means a heating peak that is real but manageable, and shoulder seasons that can be filled with maintenance agreements and replacement work. For an Interior firm, the peak is sharper, and the capacity plan has to hire and train before autumn. A firm working both regions often runs two different seasonal curves under one roof, which is worth modelling separately in a capacity plan.
Regulators and bodies to know
We list these for reference; for licensing, permit or safety questions, go to the regulator directly.
- Technical Safety BC oversees gas, electrical, boiler, pressure vessel and refrigeration safety and licenses gas and electrical contractors.
- SkilledTradesBC runs Skilled Trades Certification, which now covers several mechanical trades, including gasfitters, refrigeration mechanics, steamfitter/pipefitters and sheet metal workers.
- WorkSafeBC handles workers' compensation and workplace safety. Your premiums are part of labour burden, so they belong in your burdened labour rate.
Programs shaping demand, as of October 2026
For lower-income households, heat-pump rebates come through the CleanBC Better Homes Energy Savings Program. Its rules changed during 2026, with some rebates narrowed, so confirm current eligibility with the administrator before building a sales plan around it.
At the federal level, a National Heat Pump Rebate Program was announced on 2026-10-08 with up to $10,000 for households below median income and $2,000 for other eligible homeowners. It was not yet open when we checked. For a BC owner, the business question is capacity: if heat-pump demand rises, do you have the trained people, and is your price for that work built from real cost?
Pricing and tax
Our fees for BC clients are in Canadian dollars plus 5% GST, as of October 2026 per the CRA. Provincial sales tax is added only where it applies to the service. See pricing for the full rate card.
How we would approach a BC engagement
For a Lower Mainland service shop, we usually start with pricing and estimating, because competition pushes rates below true cost more often here than anywhere else we work. For an Interior firm, seasonal capacity and the service-versus-replacement mix tend to come first. For a commercial contractor bidding Metro Vancouver multi-unit work, job costing and a bid/no-bid discipline matter most, since long projects and holdbacks put real pressure on cash.
Meetings can happen in person or online. See the full list of regions or get in touch through the contact page.
Frequently asked questions
Do you meet BC clients in person?
Yes. Our head office is in Vancouver, and we meet BC owners in person or online by video call, whichever suits the work.
What sales tax applies to your fees in BC?
5% GST, as of October 2026. Provincial sales tax is added only where it applies to the service, and your proposal shows exactly what is charged.
Does compulsory certification affect our crew plans?
It can. Several mechanical trades in BC are now under Skilled Trades Certification, which affects who can do the work and how apprentices are supervised. Check the details with SkilledTradesBC, then build them into your capacity plan.
